A project is only as protected as the person controlling it.
Exclusively client-side project leadership for organisations undertaking capital works, refurbishments and asset redevelopment.
Completion is not the test. Control is.
About
Led by Principal Laurence Farrugia, the practice draws on four decades across the trades, subcontracting, head contracting, client organisations and client-side advisory.
That experience gives Projex a practical understanding of the pressures carried by every party to a project, while keeping decisions anchored to the client’s position.
Every engagement is led exclusively from the client’s side, with senior accountability maintained throughout.
The practice works across capital programmes and one-off projects in existing assets, occupied buildings and operational facilities.
Why Projex
Practical experience brings simplicity to a brief. Even a vague one. That same experience provides the foresight to identify risks before they materialise.
Unchecked assumptions create uncertainty. Gaps in scope create delay. Decisions deferred to the contractor can leave the client carrying costs they did not plan for.
A brief tested against the asset, services, compliance obligations and delivery reality removes avoidable conditions that make projects expensive.
That control begins before commitments are made. Not after.
It is what gives this practice its point of difference.
How We Work
Project governance sets who decides, who advises, what requires approval and when capital can be committed. It keeps scope, cost, risk, programme and accountability visible from start to finish. Each stage brings forward the evidence needed for the next decision.
Review
The client’s goals, brief, budget and proposed works are examined against the existing asset. Hidden conditions are brought forward before they distort scope, cost or programme.
Set Direction
Scope, programme, budget, planning and the approvals pathway are tested with the client. Decision authority, reporting requirements, approval points and accountability are established before further capital is committed.
Align
The client, users, decision-makers and existing advisers align around one brief. Roles, responsibilities, interfaces and required appointments are agreed before the market is approached.
Procure
Each appointment is based on a defined scope, evaluation criteria and delivery requirements. Capability is assessed. Fees are compared. Exclusions are clarified before risk allocation is agreed. Consultants, contractors, specialist suppliers and service providers are then mobilised within the same governance framework.
Manage Delivery
Cost, quality, programme, risk, change control and site progress are coordinated through one senior point of control. Decisions remain visible and authorised. Accountability stays clear. No junior handoff.
Handover
Commissioning is verified before handover. Defects, approvals, warranties and compliance records are tracked through closeout. Where required, performance is reviewed in operation against the agreed requirements. The asset proves itself in use, not only on paper.
