Background

Council had not accepted the Annual Fire Safety Statement, leaving the owner exposed to enforcement action within 21 days.

Problem

Before the role commenced, a preliminary investigation had identified potential compliance works without reconciling the Council notice, lot history or applicable fire safety schedule.

Response

The investigation tested Council correspondence, AFSS records, GIPA material, approval history, lot information and building condition against the existing asset.

Outcome

The investigation established that Council’s records were inaccurate. The Fire Order referred to a lot associated with a building that had been demolished. Council rescinded the order, corrected its internal records and removed the unsupported compliance pathway.
