Background
A global financial services organisation required a highly specified Sydney workplace meeting worldwide corporate standards, Australian compliance requirements and Green Star obligations. With no Australian representative, direction and approvals were managed from the United States.
Problem
United States design requirements had to be translated into locally compliant and coordinated documentation. Specialised audiovisual, security and communications systems required integration with acoustics, building services and resilient power. International approvals and long-lead items placed tendering, commissioning and relocation at risk.
Response
The Heads of Agreement and Agreement for Lease were reviewed to confirm the landlord obligations affecting design, approvals and programme. Workplace strategy and project briefing then established the requirements for concept design, detailed design and tender documentation.
Design management aligned the United States design partners with Australian architectural, acoustic, services and technology consultants. The head contractor EOI, tender assessment, award and major works contract negotiations proceeded on coordinated documentation.
Critical imports were ordered before contractor appointment. Superintendent services, change control and relocation management continued through delivery. The communications room and backup power came online midway, allowing integration, testing and commissioning before occupation.
Outcome
Delivery finished within budget and two weeks ahead of programme. The Occupation Certificate was secured, and the fitout achieved a 4 Star Green Star Interiors v1.3 rating, representing Best Practice.
